An established community, new ways of living.
Founded in 1926, Miami Springs is predominantly a single-family residential community. Its parks, golf course and local downtown businesses form part of the setting described by the City of Miami Springs. This existing neighborhood fabric gives new homes a context of their own.
In BROC’s portfolio, that next chapter can be seen in completed residences and projects taking shape: generous shared spaces, a connection to gardens and a contemporary approach to materials.

High-value homes in the local conversation.
The July 9, 2026 review published by MiamiSprings.com, citing The Leonard Real Estate Group, reports 47 single-family sales in the first half of 2026. Nine were above $1 million and below $2 million, alongside a separate record transaction of $2,325,000 for a home built in 2022.
These transactions show activity at the upper end of the market. They include homes of different ages: high prices alone do not measure the pace of new construction or establish a uniform rise in values.
New construction, seen through real projects.
At BROC, we can describe this residential evolution through specific projects. 549 East Drive is completed and sold. 188 Cherokee is completed and offered for sale. Project Nido brings together four homes under construction: Casa Luma, Casa Nova, Casa Vera and Casa Aura.
These are different stages within the same local portfolio. The individual project pages distinguish completed photography from design visualizations and show the status of each residence.
Luxury that belongs to its surroundings.
For BROC, contemporary residential design should consider the place around it. Natural light, outdoor living spaces and materials with warmth are part of the approach visible in our projects.
Miami Springs’ Board of Parks and Parkways identifies protecting the city’s tree canopy as a priority. That local emphasis offers useful context for thinking about new homes and their relationship with an established landscape.
A chapter still being written.
New luxury homes are one part of Miami Springs’ residential evolution. Our perspective comes from building here and following the local record, project by project. Explore BROC’s residences to see how this approach takes shape in spaces, materials and construction.
